I’m bringing up the whole pre-Koalified -pre approval for a reason… Most people get a pre-approval from the easiest place they can get one and file it away until they need it. What they should have done is spent a bit more time shopping for the best lender for their situation, and needs. Shopping for the best lender once you find a house is a bit too late. Do your shopping while you are looking for your house.
Once you go under contract to buy a house, you don’t have a whole lot of time to do any shopping. I say shopping, but it isn’t all about the best interest rates. Sometimes it is about who has the best loans and programs for your specific needs. It’s also important to shop for who is going to get the job done, gets it done on time for closing, and gets it done within the costs they estimated for you.
Too often people just go with whoever gave them a pre-approval, and their experience is anything but good. It can just be a nail-biting or aggravating experience. But there are times that choosing the wrong lender can actually cause buyers to lose the house they are under contract to buy. So, use this time wisely, and shop for a good lender as well as a good house.
