5 Rules to Live By When Shopping for Real Estate Online

The real estate market is, and will continue to be, a sound investment.  Unlike other commodities that may only hold a perceived value, property will always have worth.  Yes, the market may be dynamic, prices may fluctuate from year to year, but the real estate market will always be alive.   Whether you are looking to buy for practical reasons or for investment purposes only, shopping for real estate online has its benefits as wells as its drawbacks.

 Shopping Online...What Can Go Wrong?

Just like shopping online for any other product or service, the internet does have its fair share of unscrupulous businesses.  One or two bad experiences online can build up a certain level of mistrust for the the online experience.

With this in mind, what is the correct way to shop for real estate online? Here are 5 rules that will keep you from wasting your time, and possibly your money.

  1. Look up a real estate agent's license. With a a bit of online detective work, you can find out just about anything about your potential real estate agent.  Your first stop is http://www.myflorida.com, there you can check the validity of your agents license. Another good idea is to google the agents names that you are considering to see how much web presence they have.

  2. Ask for references. If you are considering a particular real estate agent, ask them to provide you with names and contact information of past clients.  A real estate investment is one of the largest and most important purchases you'll make in your lifetime.  An honest agent who has your best interest in mind will be more than understanding of that fact.

  3. How familiar is your agent with the area you are considering?  Many agents attempt to sell property that they really don't have the qualifications to answer questions about.  Of course, anyone can conduct a bit of online research, look up a few statistics, and then make an educated guess as to whether a particular neighborhood will fit your needs.  But those are not the kind of answers you need.  A real estate agent who lives in the area you are considering will have the knowledge that can save you from making a bad decision. 

  4. Use Google Street View. If you are checking out property in another state, or another country, the best tool you can use to prequality a neighborhood is Google Street View.  Simply look up the address in question on Google Search,  Once the map comes up look for the tab entitled Street View.  This will provide you with an actual street level view of the front of the house.  It will allow you to double check on the homes photos online.  With Google search you will be able to see what is next door to the home in question.

  5. New Properties Right to Your Email.  Once you have found a real estate agent that you want to work with, have them set you up on to automatically receive new properties directly to your email according to you specific parameters.  You'll be able to choose price range, number of bedrooms, bathrooms, waterfront, pool, etc.  This will greatly reduce the amount of time you have to spend searching for property online.
